Does the presence of local banks affect home mortgages?

Deferred project (need input and data cleansing and preparation for bank locations dataset)...

There is a long history of financial institutions as actors in the de jure segregation of United States history. Read this article for a short primer on that background: https://www.smithsonianmag.com/history/how-federal-government-intentionally-racially-segregated-american-cities-180963494/

Having personally lived in a neighborhood that has welcomed its first bank after lacking one for over 30 years, during which time I gradually moved my accounts to online-only banks, I've wondered what effect a local brick-and-mortar establishment has today on home mortgage lending, if any, and is it any more equitable?

Data sources include predominantly: -Urban Institute datasets available through https://www.opendataphilly.org/ -FDIC: Federal Deposit Insurance Corporation bank locations available through https://www.fdic.gov -Census Core-Based Statistical Area (CBSA) to Federal Information Processing Series (FIPS) County Crosswalk, National Bureau of Economic Research available through https://www.nber.org/research/data/census-core-based-statistical-area-cbsa-federal-information-processing-series-fips-county-crosswalk

Direct URL addresses for specific datasets used are in the R Markdown file(s).

For this analysis, I found that it was challenging to link data from the FDIC of local banks and branch locations with the data of the mortgage disclosures, due to varying location references. I was unable to do this down to a meaningful neighbor or census tract level to the extent where I would expect to see a degree of change within urban areas.

For the use case of identifying adjacent properties suitable for owner-occupied income-producing home ownership under Veterans Administration mortgage funding, the neighbors.py file is being used as permitted under copyright by Ujaval Gandhi.

Some script is commented out relating to PostgreSQL API connections. You may either modify those chunks to directly query the API from the script or query the API separately to save a file to run the script on.

Educator Affordability Assessment

Is your feature request related to a problem? Please describe.
I'm always frustrated when I hear of City School District teachers leaving for higher paying teaching jobs in suburban districts.

Describe the solution you'd like
A clear and concise description of what you want to happen.

Measure the affordability of homeownership to teachers in school catchment areas.

Blend data for teachers compensation with residential properties value ranges, FMV aggregates, and if mortgage availability if possible, to assign a score to each home for “Educator Affordability”.

Describe alternatives you've considered
A clear and concise description of any alternative solutions or features you've considered.

Are teacher salaries public or available anonymously through their union or through surveys? Maintain privacy of individuals to all legal and ethical extents.

Condition and normalize affordability score across catchments with varying home values and salaries if applicable; alternately and if data supports this compare salaries and home values in direct relation to one another within distinct catchments.

Can other lending access be determined based on education or union data, such as likelihood of credit score ranges or other determinants affecting access to home ownership or long term leases and choice in home location? Acknowledge that housing prices alone are a simplified view of affordability.

Would teachers choose to live close to the school they work with if they could afford a satisfactory home and quality of life there?

Do schools or districts retain teachers longer if they own versus rent their homes within the district’s jurisdiction?

r PosgreSQL connection/PostgreSQL database installation problem

Describe the bug
I'm receiving an error when trying to call the CartoDB API used by Philly's deeds open records dataset from directly in R files. It appears to be a problem with my local machine's homebrew installation of Postgre and not a problem in the R code itself.

To Reproduce
Steps to reproduce the behavior:

  1. In Kathryn_Hurchla_final_project_RE_LLC_Slidy.Rmd uncomment out the {r PosgreSQL connection} code chunks beginning at line 211; 234.
  2. Highlight and run those code chunks
  3. See error

Expected behavior
The R script runs the SQL query directly through the API and results of data are loaded into the PostgreSQL environment database installed locally on my computer
