Arbitrary projects required by the town council about home HOT 5 CLOSED

3 contracts awarded to Criat, who have confirmed they will go ahead with the projects this week. I will speak to them on Thursday to check in on progress. They are also discussing the need (or lack thereof) for a project of external works with our architect.

Awaiting confirmation on budgets on fire safety although the work itself has been done by a certified fire safety officer (who is also a volunteer firefighter) and already put in place by our electricians, we need an architect to convert them to an 'official format' and provide sign-off - this is what we are waiting on a budget for 🙄

• Quotes received and contracts awarded for official fire safety project and electrical performance project
• BOAssociados have confirmed the work and requested an architectural drawing which I have requested from our architect
• Exemption letter request from lift people has been requested

All costs updated in the table above. €2153 and counting.

We are now at a stage where all we need to do is chase to make sure we get them all on time.

I've been updating this throughout the week as I have received recommendations/quotes/questions:

Note: We had recommendations of two engineers from our architect so I am starting from the assumption that they are both competent, to whom I sent the plans for quotes on the above projects that required engineering:

  • Seems competent and serious
  • All of their quotes were higher (sometimes only marginally) than the others' - their portfolio is full of big obras, like the metro do Porto and Leroy Merlin in Braga which may be the reason for this
  • I had to chase him for 3.5 weeks to just get the quotes
  • Don't have an 'arquitecto paisagistico' so couldn't help us with the exterior projects

  • Seems very pragmatic and not afraid of pushing back on requirements
  • All of their quotes were lower but also probably because their portfolio is mostly apartments and houses so in essence they're operating in a different/less expensive market
    • This may mean that we choose to go with a different team for the next home so we wouldn't be trialling the 'future' team on this one
  • They also have a construction arm which is a plus from my perspective in that they have a decent amount of experience in dealing with the town council and may be more 'practical' (this is a huge assumption, we won't actually know until we work with them)
  • Got back to me within a week with quotes after some chasing, though operates almost exclusively over the phone (all 4 emails sent were from me) so we need to establish a paper trail if projects are awarded

We should have all contracts awarded and confirmed by Tuesday 5-Feb-2019.

The exemption letter from the engineers for the gas project has arrived but it has raised a question around in whose name the projects should be handed in - I will need to go to the town council tomorrow to ask as this will be the most direct route to deal with the question (our architects are likely to not know for sure and are pretty busy at the moment so this will be more accurate and less stressful).

We got everything back from the engineers and architects in time except the 'arranjos exteriores' but when we handed them in at the town council, almost every document had an issue with it.
